Terms of use

These terms govern the use of the SkimF website and the SkimF extension for Google Chrome and Microsoft Edge. By installing the extension you agree to them. If you do not agree, do not install it, or uninstall it.

2. What SkimF is

SkimF is an extension for Google Chrome and Microsoft Edge that lets you hide listings, save them, write notes on them and browse their photos directly in the search results on rightmove.co.uk, zoopla.co.uk, onthemarket.com, zillow.com, realtor.com, redfin.com, immobilienscout24.de, immowelt.de, kleinanzeigen.de, willhaben.at, immobilienscout24.at, immowelt.at, homegate.ch, immoscout24.ch, flatfox.ch, sreality.cz, reality.idnes.cz, ceskereality.cz and bezrealitky.cz. It tries to recognise the same property when it is listed again or on another site.

SkimF is an independent tool. It is not affiliated with, endorsed by or connected to Rightmove, Zoopla, OnTheMarket, Zillow, Realtor.com, Redfin, ImmoScout24, immowelt, Kleinanzeigen, willhaben, Homegate, Flatfox or the operators of the Czech portals, and does not act in their name. Their names are used only to say where the extension works.

3. Licence

The basic version is free. We grant you a free, non-exclusive, non-transferable and revocable licence to use it for your own purposes, personal or professional. You may not:

• sell, rent or redistribute the extension under your own name,
• modify it and distribute modified versions,
• use it for bulk automated collection of data from the sites, or otherwise in breach of those sites' own terms,
• work around the extension's technical limits, such as the free tier's cap.

All rights to the extension, the website, their code, their look and the SkimF name belong to the provider. These terms transfer nothing beyond the licence above. Your statutory rights as a user of software are unaffected.

4. Using the sites

The extension works on top of pages you visit yourself, using your own session on those sites. Complying with each site's terms is your responsibility. Sites may change their pages at any time, and a feature may stop working until we adapt it. That is outside our control and we do not warrant against it.

5. Recognising the same property

We estimate a match from what the site shows: location, address, size and layout. It is an estimate, not a certainty. That is why the extension hides automatically only at high confidence, lets you undo every hide, and shows what a carried-over match was based on. It may still hide a listing you wanted to see, or fail to recognise the same property. The extension is an aid while searching; the decision to buy or rent is always yours.

Listing details (price, size, photos, listing age) come from the sites, and we are not responsible for their accuracy.

6. Your data

Your decisions and notes are stored in your browser, not with us. Details are in the privacy policy. Because we do not hold that data, we cannot restore it if you delete it, uninstall the extension or lose it otherwise. Export it from the extension's settings from time to time.

The free version remembers a limited number of hidden listings (currently 200). Past that limit the oldest hidden listings start showing again.

7. A paid version

The extension may later offer a paid version with more features, such as a higher limit. Its price, scope and payment terms will be stated before any purchase and governed by separate terms. The free version costs nothing, and nothing will be charged to you without your explicit consent.

8. Warranties and liability

The free version is provided as is, without a warranty of uninterrupted availability, of being error free, or of fitness for a particular purpose. We may change it, limit it or discontinue it at any time.

To the extent the law allows, we are not liable for damage arising from use of the extension, in particular loss of data, lost profit, or your missing a listing the extension hid. This limitation does not apply to damage caused intentionally or by gross negligence, to personal injury, or to consumer rights that cannot be limited by contract.

9. Ending your use

You may stop using the extension and uninstall it at any time. If you breach these terms, we may prevent further use, typically by ending support for a version or removing the extension from the Chrome Web Store and Microsoft Edge Add-ons.

10. Changes to these terms

We may change these terms, for instance when features are added or the law changes. The current version is always on this page, with its effective date. Material changes will be announced in advance on the website or in the extension. Continuing to use the extension after a change takes effect means you accept the new version. If you do not accept it, uninstall the extension.

11. Governing law and disputes

These terms are governed by the law of the Czech Republic, in particular Act No. 89/2012 Coll., the Civil Code. This does not deprive a consumer of the protection of the mandatory rules of the country where they live. Disputes are heard by the competent courts of the Czech Republic.
